Average Base Cost: $16,000
Average base cost for a Warehouse XI wedding is calculated by figuring a 125-person guest list on a Saturday night using a $6,000 venue rental fee and an $80/pp food/beverage cost. Transportation to venue, entertainment, decorations, additional rentals, valet, DJ, and photography are not included. Average price includes gratuity and state sales tax. Price is rounded up to the nearest thousand.

How it Breaks Down
Facility Rental Fee: Rates vary depending on season and date, ranging from $4,000 – $7,000.
Rentals are all day (9 a.m. – 11 p.m.) to allow for set-up and break-down time.
What’s Included: Warehouse XI is a non-traditional venue in that it only provides the space, allowing for a blank canvas for clients to bring in their own decor and vendors.

Extras: An additional cleaning fee of $500 will be added if the following conditions are not met:
- All Items brought in and used the day of our event must be removed from the premises by 12am following your event. You are not permitted to leave anything on site after the contracted end time of 12am.
- WXI Tables and chairs must be folded and stacked against one wall in the main space.
WAREHOUSE XI will clean the space before and after your event: sweeping, mopping, detailing the bathroom, and taking care of any necessary repairs.
Food/Beverage: There’s no in-house catering or bar service. The venue’s recommended caterers can be found here.
Warehouse XI allows couples to provide their own beer and wine if they obtain a liquor license from City Hall and hire a TIPS certified bartender. However, this license does not cover liquor. If you want to serve hard alcohol, you are required to hire a licensed bartending or catering service. The link to the one day liquor license is here.

More Stats
Space Type: There’s only indoor space, but there’s a park right outside that couples can rent from the city of Somerville for ceremonies. Otherwise, Warehouse XI can accommodate both a ceremony and reception by flipping the space during cocktail hour.
Size: 150 guests max
Bridal Suite: There are two back rooms that can be used by the bride and groom, but they’re typically used as catering spaces.
Parking: Private parking is limited, however there are public parking options nearby.
Food Service Type: Your choice
How Will Grandma Get There? Boston Logan International Airport is just a 30 minute drive to the venue. There are also numerous Amtrak stations. Downtown Boston is 20 minutes away. There are lots of 3-star+ lodging options 10-15 minutes from the venue, including the 4-star Liberty hotel.
Party On! Events can go until 11 p.m. on Fridays and Saturdays, and 10 p.m. on Sundays.

The Report
Warehouse XI is the only industrial warehouse venue in close proximity to Boston proper. With high ceilings, oversized glass windows and white brick walls, it provides a backdrop for a variety of events, from fitness pop-ups to weddings.

Raw spaces like this are great for brides who are looking for a simple yet chic wedding venue option with lots of possibilities. You can easily go minimal when it comes to decor here, focusing on great farm tables and chairs vs. flowers (like the photo above). The venue rental fee is definitely on the higher side considering it doesn’t offer much more than the space, however you can BYOB (with a licensed bartending service) and caterer, which will save you a ton in the long run. Plus, the location is great for out of town guests who want to stay in downtown Boston and explore.
