Our average base cost for a Floating Farmhouse wedding is calculated by figuring a 75-person guest list and an average food/beverage cost of $125/pp, including a two-night rental of the farmhouse (approx. $750/night for 6 guests) and other required costs, below. Entertainment, flowers, furniture, additional decorations and rentals, transportation, and photography are NOT included. Price is rounded up to the nearest thousand. Gratuity and sales tax is included.

How it breaks down:
Facility Rental Fee: There is an event fee of $100 per guest, plus a two-night minimum rental of the farmhouse is also required (three nights if a holiday weekend). See more re: room rates, below.
Note: An 8% New York state sales tax applies to all fees, as well as a $99 property damage protection policy for the overnight portion of your stay, in lieu of submitting a security deposit.
What’s Included: Use of the farmhouse and its’ contents by overnight guests, as well as the use of outside spaces only for the event.
Extras: Equipment such as tables, chairs, tent, etc. are available for rent by outside sources for an additional fee. These extra costs are also required by the venue:
- General Liability insurance, including endorsements for homeowner as additional insured, must be provided by the wedding party. Insurance costs range from $200 to $350 depending on your desired level of event coverage. The venue’s insurance broker will be able to provide information for all required policies.
- Based on the final guest count, a portable restroom rental or payment of $750 for a septic service fee for use of house bathrooms during event may be required.
- The wedding party is responsible for the cost of containment and removal of all disposables/trash generated in connection with the event. The venue will provide referrals for container drop-off/pick up and other waste management services; costs range from $250 to $500 based on event size.
Food and Beverage: The venue does not provide catering or beverage service so you would have to bring this in via outside vendors. One of their preferred caterers is Early Bird Cookery. You can see their sample menu with pricing here.
Vendors: Outside vendors are allowed as long as they meet the venue’s insurance requirements.
Space Type: Inside/Outside. The farmhouse itself is available for overnight stays and smaller gatherings (such as rehearsal dinners), while the outside space (including the covered porch and lawns) are available for the event. A historic barn on the property, currently under renovation, should be available for event use Summer 2017 as well.
Size: 25 guest minimum/85 guest maximum. The maximum count is based primarily on limited parking on the property. More could be accommodated should drop-off/pick-up transportation be provided.
Bridal Suite: Yes. The farmhouse‘s vaulted master suite, featuring centuries old hand hewn beams and lots of natural light, includes a large en suite bathroom as well.
Parking: Yes, up to 25 cars are permitted on property by venue. There is no extra charge for parking.
How Will Grandma Get There? Ideally Grandma could stay in the Farmhouse, which can accommodate up to 9 guests. The standard rate is $750 per night for up to six guests, and an additional $125 per night for each guest thereafter, plus a cleaning fee of $300. For other guests, nearby resorts include the Washington Lake Resort and the Catskill Mountains Resort. The Floating Farmhouse is 2 hours by car from NYC, and 2 hours from Newark Airport.
Party On! Events are permitted until midnight, as per town ordinance.
Featured by Dwell magazine and Architectural Digest, the Floating Farmhouse is an 1820 Catskills manor home with sweeping lawns, apple trees, a waterside gazebo and a covered porch suspended over the water’s edge, giving you the feeling as if you are “floating” (hence the name!). The farmhouse itself features a cathedral-like kitchen with polished concrete floors, a wood-fired pizza oven, and a two-story wall of skyscraper glass with views of the property. The great room and master suite boast fireplaces and vintage furnishings throughout, and each guest room has an original cast-iron bed. A typical wedding setup includes cocktail hour on the grand covered porch, ceremony at the water’s edge or in a clearing under the towering pines, and a tent reception between the old barns. As mentioned above, the large barn is presently under renovation and should be available for ceremony/reception use Summer 2017.

I’m seriously hoping that one day the owner’s let me move in with them, I’m that in love with this property. If they are not quite into that, the next best thing would be getting married here! (I even think it would make for a great North American honeymoon destination!) I love that you can have an intimate rehearsal dinner or morning-after brunch here, as well as stay on-site with your closest family and friends in a house that is so incredible. I am also beyond excited to see what the finished barn will look like, as I think the only thing missing at this venue is an amazing covered space for larger parties. Overall the Floating Farmhouse is a hidden gem of a wedding venue, and perfect if you’re looking to throw a unique, modern yet rustic, and above all chic wedding that every guest will remember.
